- Respect Others
- Treat all residents, staff, visitors, and neighbours with dignity and respect.
- Bullying, harassment, discrimination, threatening behaviour, or violence will not be tolerated.
- Keep Your Room Clean
- Residents are responsible for keeping their bedroom clean, tidy, and free from excessive rubbish.
- Rooms may be inspected periodically with appropriate notice, except in emergencies.
- Shared Areas
- Clean up after yourself when using the kitchen, bathroom, and communal areas.
- Wash and put away your dishes after use.
- Dispose of rubbish in the correct bins.
- Visitors
- Visitors are only permitted with prior agreement from management.
- Residents are responsible for the behaviour of their visitors.
- Overnight guests are not permitted unless authorised.
- Noise
- Please be considerate of others, particularly between 10:00 pm and 8:00 am.
- Loud music, shouting, or disruptive behaviour is not acceptable.
- Smoking, Vaping, Alcohol and Drugs
- Smoking and vaping are only permitted in designated outdoor areas.
- Illegal drugs, drug dealing, or the misuse of controlled substances are strictly prohibited.
- Excessive alcohol consumption that causes nuisance or places others at risk will not be tolerated.
- Safety and Security
- Keep the property secure by locking doors and windows when leaving.
- Never allow unknown persons into the property.
- Report any security concerns immediately.
- Fire Safety
- Do not tamper with smoke detectors, fire alarms, or fire safety equipment.
- Fire exits and escape routes must always remain clear.
- Familiarise yourself with the property’s fire evacuation procedure.
- False activation of fire alarms is a serious offence.
- Reporting Repairs
- Report repairs or maintenance issues as soon as possible.
- Do not attempt repairs yourself unless authorised.
- Rent and Benefits
- Pay your rent on time or work with staff to ensure your housing costs are paid correctly.
- Keep your Universal Credit or Housing Benefit claim up to date and provide relevant information when requested to support your tenancy.
- Appointments and Support
- Attend agreed support meetings and appointments.
- Inform your support worker if you cannot attend.
- Safeguarding
- Report any concerns about your own safety or the safety of another resident to a member of staff immediately.
- In an emergency, always call 999.
- Property Care
- Do not deliberately damage the property, furniture, or equipment.
- Residents may be charged for damage caused deliberately or through negligence.
- Anti-Social Behaviour
- Anti-social behaviour, criminal activity, intimidation, or behaviour that causes distress to others may result in enforcement action and referral to relevant agencies.
- Pets
- Pets are not permitted unless written permission has been granted by Midland Housing Rooms.
- Equality and Inclusion
- We are committed to providing a home that is inclusive and welcoming. Discrimination or hate-related behaviour of any kind will not be tolerated.
- Compliance
- Failure to follow these house rules may result in additional support measures, formal warnings, referral to relevant agencies, or action affecting your licence or tenancy agreement where appropriate.
